What tenants in Lucknow pay up front, what a rent agreement must contain, and how to get your deposit back without a dispute.

What is a security deposit?

A security deposit is money a tenant pays at the start of a tenancy that the landlord holds until it ends. It is not rent — it is a refundable buffer against two things: rent you might leave unpaid, and damage to the property beyond ordinary wear and tear.

In Lucknow the deposit is almost always negotiated in months of rent rather than as a flat figure. That makes it easy to compare: if a flat rents for ₹15,000 a month and the owner asks for two months, the deposit is ₹30,000.

How much deposit do Lucknow landlords ask for?

Most Lucknow landlords ask for one to two months of rent. One month is the most common for rooms and PG, and two months is common for flats in Gomti Nagar, Hazratganj and Indira Nagar where rents are higher.

Typical deposit by property type, Lucknow 2026
PropertyTypical monthly rentTypical deposit
Shared room₹3,500 – ₹6,0001 month
PG (with food)₹6,000 – ₹12,0001 month
1BHK₹8,000 – ₹15,0001–2 months
2BHK₹14,000 – ₹25,0001–2 months
3BHK₹20,000 – ₹35,0002 months

These are typical market ranges, not legal limits. Uttar Pradesh does not cap residential deposits, so the amount is whatever you and the owner agree on and write into the agreement.

What a Lucknow rent agreement should contain

A rent agreement is worth very little if it is vague. Before you sign and pay, check that it names all of these:

Both parties should sign every page, and you should keep a signed copy plus a photograph of the property's condition on the day you move in.

Why most Lucknow agreements run for 11 months

You will see a lot of Lucknow rent agreements written for 11 months rather than 12. The reason is stamp duty: a lease of 12 months or more carries a higher registration cost and must be registered, while an 11-month agreement can be executed on plain stamp paper.

The trade-off is that an 11-month agreement is not automatically renewed. Most are extended by a simple addendum or a fresh agreement for another 11 months.

Notice period and breaking a lease early

Most Lucknow agreements specify a notice period of one month from either side. If you leave without giving notice, the owner can usually keep part of the deposit to cover the rent for the unserved notice period.

Read the notice clause before you sign, not after you want to leave. If your job or course might move you mid-tenancy, negotiate a shorter notice period or an early-exit clause at the start.

Getting your deposit back

  1. Give written notice and agree the move-out date with the owner
  2. Photograph every room on the day you hand over the keys
  3. Clear all rent and utility bills and get a receipt for the final payment
  4. Agree any deductions in writing before you accept them
  5. Take back the signed agreement and the deposit receipt

A landlord may deduct unpaid rent, unpaid bills and the cost of repairing damage beyond normal wear and tear. Faded paint, worn flooring and small marks from ordinary living are not usually deductible.
